Priya / Darjeeling . A beautiful lady was seen climbing up the twisted hill with lots of slippery scene, was none other than a grandma who went up to collect the wood for her little cutie pie to cook the food. Her love towards her grand daughter was more than the love for her own son. She never denied anything for her grand daughter rather she paid more attention just to make her sure that she was there in every core of her need. It was the love she had shown her with great care and affection. This became the daily routine for the grandma to care her lovely grand daughter.

Gradually she grew up to be a beautiful lady  and was very adorable to everyone.  The prince from every duke dome wanted to marry her and make her their princess but she refused every proposal and married a poor farmer near her home. She stayed near her grandma and cared for her as  she used to do to her. 

Slowly the days began to shrink and grandma's health declined and she laid down on the death bed. Though she was happy to be with her poor husband, she was sad to lose her grandma. 

After few days grandma breathed her last breathe and left the world. The grand daughter was all alone with her memories. She started staying alone, depressed, and very lonely. Her husband tried everything to make her happy but failed. She too departed the world with sadness and tears.

As I know I wrote much about Bhowali whlie I was writing a cinema research with my friend editor Dr Navin Joshi for the late cine actor Dilip Kumar. Even I am sticky to Naintal and I have to explore the Ray's Bunglow shown in the film Madhumati there so what my choice stands first for Nainital and its subarea Bhowali, Khurpa Taal and Bhim Taal.

If you are going to buy any property, land or any flats anywhere then go through this blog page proves itself very useful to you all.

As having a talk with the  Salesman Pushpendra, Mountain Exalter developes its flat in Kahelkwera Gao area where we get the land Mark Nantime Baba Ashram. and 200 meters away from the main road.

Bhowali : Bhowali is a fruit mart town of Uttrakhand state and a municipal board in Nainital District in the state of Uttarakhand, India. It is situated at a distance of 11 km from the city of Nainital, the district headquarters  at an average elevation of 1654 meters. 

Those who coming from the plane area they may create their own interest in this area well connected with high ways and very adjacent to Kathgodam Railway Station

My prime attraction is that it is sub area of Nainital my dream town.

Shyam Khet Tea Garden Bhowali : Nainital.

Shyamkhet Tea Garden :  is located in Bhowali Sukha village on Mukteshwar Road. The tea garden is situated in Bhowali which is few kilometers from Nainital about 12 kms away. 

Nainital is at a distance of 23.3 km from Kathgodam and 30.7 km from Haldwani with Kathgodam lying on in route to Nainital from Haldwani after this in working at cardamom person activities.

Majhkhali : It is a too beautiful place and supposed to be the hamlet in the Himalyas. It is just 12 kilometers away from the cantonment town Ranikhet.

Worth Seeing Places : 

MajhKhali :  the heaven on the earth offers a magnificent view of snow capped Himalayas with natural biosphere. It also hosts a forest nursery where we travelers have different variety of flora and fauna species.

Birla Girls School : There is also Birla Girls School situated at Majhkhali  

Golf  Course Club :  There is a high altitude army Golf Course Club one of the famous picnic spots located at distance of 6 km from Kali on the road to Ranikhet .

Salubrious environment : and surroundings make the visitors cool, calm and relaxed.

Ranikhet : Ranikhet a cantonment town of Uttrakhand and recently newly formed district from Almora at the height of 1869 meter is a hill station in Uttarakhand State, northern India. It’s known for its views of the Himalayas. 

Worth seeing places : Under Ranikhet are 

a. Jhula Devi Temple : Hundreds of bells adorn Jhula Devi Temple, dedicated to the Hindu goddess Durga. 

b. Chaubatia Gardens : Fruit trees grow on the terraced orchards of Chaubatia Gardens, with views of peaks including Nanda Devi. 

c. Tarikhet : Mahatma Gandhi stayed in a hut, Gandhi Kuti, in nearby Tarikhet village during the independence struggle.

d. Golf Course Club : A high altitude based Golf Course Club.

I dedicate this travelogue to the great romantic, ageless, timeless and nature poet Sumitra Nandan Pant whose birthplace has been at Kausani, then in Almora district, has deep impression, influences remaining over my young mind throughout my life. Once I was the student of matriculation in Bihar Board in 1978 I read the poem of Sumitranandan Pant,  Sukh Dukh, that left too much efficacy over me. I had decided to visit Kausani and Almora once in my life which

I did indeed twice, once in 2008 and again in 2015. While I was going to Kausani from Nainital. Both times 

I passed through the highway having a bird's eye view over Almora town at 1600 meters altitude. I remember while passing through Almora my driver was playing  a very popular song of a film Aandhi 1974 

Ek Mode Se Jaate Hain... 

Really I was the passer that time but second time in 2015 I was coming back from Kausani  I stayed there for 3 to 4 hours. Then I with my co travellers , Dr

Prashant, Gujrat, Sanjay Biharsharif visited Jageshwar Temple complex Almora just about 20 kilometers away from Almora town. 

Jageshwar Temple : It was through the shadow of deodars and pines I could not forget found myself spelt bound with the unmatched untold beauty of Almora. Temple complex is really a worth seeing place for every one who visits Almora.I kept  trying to remember a famous  song location of Rajshree produced film Vivabh. 

Dear park : Passing through the dear park watching the sunsetting landscapes of Almora it was looking like a nice portrait of any perfect artist.

Present :  The 27th state Uttrakhand was carved out from Uttar Pradesh and framed in 9th of November 2000 presently consisting of 13 districts under two divisions a.Garhwal  b.Kumaon regions with its capital Dehradun.

Almora stands itself as a district with its headquarter Almora based on an average hight of 1600 meter has a cool climate throughout the year.

This natural paradise offers a mesmerising view of the dusk and dawn playing hide and seek with the snowy peaks.

m. Dear park : Passing through the dear park watching the sunsetting landscapes of Almora it was looking like a nice portrait of any perfect artist.

n. Simtola Eco Park : just 2 to 3 Kilometer in town

Where ever I visit Almora I notice that it is famous for its alluring beauty, panoramic view of the stretched Himalayas, rich ancient cultural heritage, unique handicrafts and delicious cuisines. It is famous for its temple like Chitai and Nanda Devi, magnificent snowy peaks of the Himalayas, quaint cottages and abundance flora and fauna. And these all are enough for getting inspiration to be the Sumitranandan Pant in one's life.

Binsar : This time at the altitude of 2040 meter height Binsar is the most enchanting  place in Almora. Now this time this is in my scheduled tour and travel and I have to visit this place. Binsar offers the majestic view of Himlayan Peak that stands only 25 kilometer away from Almora. 

Binsar was the erstwhile summer capital of  Chand Dynasty who ruled from Kumaon from 7th to 18 th century.

Shitlakhet is situated at a distance of 32 kms from Almora District town in the Southwest direction. Shitlakhet Hill Station is famous for its natural beauty of the Himalayas. Where plots and lands are available. Many developers are working over the dream of the people.Where an area is meant one Nali stands for  2160 square feet in Utttrakhand :  Now develpoers are developing lands and buildings here.

Asking for genuineness of land  

a. Land : Copy should asked about by the purchasers from the builders so that purchasers should know which nature of land it is. It is an agriculture land of forest land etc. 

Khasara deed no  and plot no of the piece of land should be observed and required to know the geniuses of the land

Earthquake land slide prone ( having a tendency)  area or not should be understood. 

b. Map  : or Naksha of the piece of land passed by the Municipal Corporation or not.

c. Development agreement.

d. Land Slide : Does it come under land slide area or not 

e.Circle Rates : Circle Rates are the minimum authority-defined prices at which a property sale or transfer can be done between two parties whereas the Market Value is a price range arrived at by looking at actual transaction prices in a location.

It is important to know the circle rate and market rate because it helps to understand the right price of a property. Since home loans are provided based on the sales deed, it is helpful if there is a smaller gap between the circle rate and the market rate.
